THE CABINS AT WOLF CREEK

 

 

 

 

Wolf Creek Subdivision is located in Tiverton Township in extreme northwest Coshocton County about 1 hour 15 minutes northeast of New Albany just off Route 62 in the heart of Amish County adjacent to Ohio Outdoor Experience.

Concept:  There will initially be 10 cabins all located on 1 acre or larger wooded lots overlooking a stream and ponds frequented by fly fisherman.  The cabins will be put in a rental pool with on-site management.  Rentals will be reserved through on-site management who also provide security which is usually not available to country cabins.  Cabin owners, who are in the rental pool and their immediate family members may occupy their cabins on an as available basis for up to 30 days/nights per year without a rental charge.

Who will rent cabins?  Just as is the case in Hocking Hills, demand for "get away cabins" in Amish County is great.  Cabin rentals will be to fly fisherman, bicyclist, bird watchers, canoe enthusiasts, environmentalists, families on vacation, hikers, hunters and others.  It is expected that corporate meetings / outings will be held in the Main Lodge with participants occupying cabins.  Fly fishing school students as well as the occasional wedding party will be occupants.

How much will the cabins cost?  The cabin on its lot will cost in the neighborhood of $125,000, and will be fully furnished to meet cabin rental requirements for an additional $15,000+/-.  As the buyer of a cabin, you won't have to supply even a plate.

Will the cabins be pet friendly?  Yes but with a hefty deposit. 

Is financing available?  Yes.  There are 2 banks in nearby Danville.  Killbuck Savings Bank is very familiar with the property and there is also the First Knox BankM&T Bank is a national lender who is also familiar with the property.

Is it a requirement that all cabins must be in the rental pool?  Yes and no.  Yes, if the owners, their guest, and renters want to avail themselves of the amenities such as fishing and the use of the main lodge, on-site management, and security.  No, if otherwise.  There will be a year to year commitment as to membership in the rental pool.

Are there any pro-formas available?  Yes, but they are only best estimates and are in no way guarantees. 

How do I purchase a cabin?

If interested, you sign a Cabin Reservation Agreement which requires no deposit.  Next you tour the facility to see if you are genuinely interested.  If you are, you enter into a Contract Purchase Agreement with a fully refundable $5,000 deposit.  The final step is to waive all contingencies and increase the deposit to a $30,000 deposit which is non-refundable or secure and irrevocable $30,000 Letter of Credit.
